Raghwat Al Janoub Maintenance and Cleaning

Swimming pool cleaning in Al Naseem West, Riyadh

Al Naseem West is a mixed-use district in eastern Riyadh combining homes and commerce, with shops along Khurais Road, Bandah Mall and a medical complex, and pools sited in apartment blocks and units above ground-floor businesses. Pools face open desert and the sand belt of the Dahna, where easterly winds blow fine sand directly onto the basin. Sand clogs the filter rapidly and water needs continuous filtration to stay clear.

Why a pool needs regular care

  • Safe water for swimmers

Water with the chlorine or pH out of range stings eyes, dries skin and hides bacteria you cannot see.

  • Protecting pump and filter

Leaves and dust left in the water end up inside the filter and pump, straining both until they fail.

  • Less draining and refilling

A neglected pool often reaches a state that only a full drain and refill can fix.

  • Ready whenever you are

Whether the pool is at your home or a rest house you rent out, nobody wants to find green water when guests arrive.

Why the job is different in Al Naseem West

Shared apartment pools here accumulate sand faster than other districts, and filters need backwashing repeatedly even during relatively calm periods, sometimes daily during dust storm season. The whole method is set out in our full account of swimming pool cleaning.

  • Unbroken sand storms from open desert

Pools face the open Dahna directly and receive fine sand first and hardest. Sand clogs the filter rapidly and settles in thick layers on the floor. During spring dust storms the filter may need backwashing every single day, making the pool barely swimmable without constant circulation.

  • Mixed-use structures and restricted access

Pools in apartment blocks above shops restrict drainage and filling options. Piping runs under the busy street, and ground floor businesses may object to pool water drains or maintenance noise. Scheduling requires coordination with multiple tenants and business hours.

  • Variable mains water quality and forced frequent refills

Mains water in east Riyadh can be less stable than borehole supplies, and clogged filter washouts force repeated water changes. Each new fill brings slightly different chemical balance, making chlorine dosing unpredictable.

What's Included

The district sits on Khurais Road in east Riyadh, directly facing open desert and the Dahna sand belt. Easterly winds carry fine sand that blocks stairs, window tracks and pool surfaces at high speed, working its way into every gap and corner.

  • Surface debris skimmed

Fine sand from the Dahna settles on the surface at high speed, clogging skimmer baskets and intake grilles, and light debris blows around with the sand and collects in every corner of the basin.

  • Walls and floor brushed

Apartment pool walls are thinner than villa structures and can be scratched by aggressive sand removal. Brushing shared pools requires gentler technique to avoid surface damage to finishes.

  • Floor vacuumed

The floor in apartment buildings is usually flat, making vacuuming easier but allowing sand to form thick uniform layers across the entire bottom that are difficult to clear completely.

  • The waterline and its deposits

The waterline in exposed pools shows a sandy grey-brown layer that is easy to scrub but returns within days of any easterly wind, making repeated attention necessary throughout the season.

  • Filter backwashed

Filters in shared apartment buildings are small and clog from sand at exceptional speed. Backwashing may need longer cycles and slightly higher pressure than standard residential filters.

  • Chlorine and pH balanced

Chlorine stays balanced more easily in larger shared pools, but forced water changes from repeated filter blockages mean chlorine loss at each refill and unpredictable levels.

The character of Al Naseem West

Mixed district: shops at street level with homes above them

Mixed-use character means apartment pools above shops require complex coordination with both residents and ground-floor businesses. Access times are restricted during business hours, and shops below may object to maintenance noise or drainage water.

What is different about East Riyadh

East Riyadh runs from King Abdullah Road and Khurais Road out past the eastern ring road towards Al Janadriyah. Al Rawdah, Al Naseem and Al Yarmuk are established districts of villas and mid rise apartment blocks, while Al Rimal, Al Munsiyah and Ishbiliyah are newer estates with more compact houses and lighter finishes. This side of the city faces the open desert and the sand belt of the Dahna, so it takes the first and heaviest share of every dust storm, and fine sand works into stairwells, balconies and window tracks all along the Dammam highway.

Questions before booking

Sand enters the pool even with high walls and fences, can this be prevented?

Sand cannot be stopped entirely in a desert-facing location. Regular cleaning and continuous filtration are the only solution. Pool covers at night may reduce sand entry slightly, but fine particles always find their way in.

The building pool is shared by all residents, why can't residents clean it themselves?

Communal pools are complex. Chlorine and filter management needs expertise. One resident forgetting adjustment or guessing at dosing turns water green within days. Shared responsibility usually means nobody takes responsibility.

The filter needs backwashing almost daily in summer, is this normal?

Yes. In districts facing open desert directly, filters may need daily or alternate-day backwashing during dust storm seasons. Quiet periods allow wider intervals between services.

Could a finer filter trap sand better and need less frequent backwashing?

Finer filters trap smaller particles but need more frequent backwashing as a result. The better solution is a regular weekly or twice-weekly service schedule tailored to sand load, not a change to the filter itself.

The building management won't give us keys for night access in an emergency, what now?

We coordinate with building management beforehand. Keys are handed over before our visits, or we agree on set times when a manager is available to open gates and building access for urgent problems.

Some residents use the pool heavily, does this change how often we need to visit?

Yes. Heavily used pools need more frequent inspection and may benefit from additional cleaning between standard visits. Heavy use compounds both filter clogging and chlorine depletion.
