Why the job is different in Al Zahraa

  • Old concrete cracks from the inside out

    Walls in established buildings were constructed without internal protection. Salt and dampness from inside the tank seep slowly through the concrete over decades. Those hairline cracks are now open pathways for water. Patching cannot reach them. Full internal sealing closes every pore.

  • Lower floors bear the heaviest dampness

    Water falls from above and pools in the lower storeys. Commercial premises here suffer from damp walls and rotting ceilings. Surface repair dries the stain for a few weeks, then it returns. Sealing from inside stops the leak at the source.

  • Damp destroys the joints in stone and tile

    Established buildings are laid in natural stone and tile. Water gets into the joints, dissolves the mortar and lifts the stones out of place. That is structural weakness, not something paint repairs. Sealing the wall from inside protects the whole structure.

What's Included

  • Emptied and fully dried

    The tank is drained completely. Inside walls are left to dry naturally. Air enters through the upper vents. This may take two or three days if the concrete is very thick.

  • Cracks and leak points surveyed

    Fine cracks and pores are located carefully. In older buildings, cracks sometimes run the full length of a vertical or horizontal joint. We trace them all.

  • Surface prepared before coating

    The inside surface is scrubbed with water and a stiff brush. All mineral deposits and algae are removed. If any dirt is left behind, the coating will not adhere properly.

  • Waterproofing applied in coats

    Paint is applied in coats. Each coat dries completely before the next one goes on. In older buildings we may need four or five coats because cracks are deeper.

  • Full curing time

    Full curing takes at least a week, sometimes longer if weather is damp or cold. We confirm the material is fully dry before we fill the tank.

  • Fill test before handover

    Testing happens before filling. We fill the tank halfway and watch it for one hour. If not a drop appears, we fill it fully. If any seepage shows, we drain and coat again.

The flat below me is showing damp from my tank. Will sealing stop it?
The current damp will clear after weeks of sealing, once the wall has dried out completely. Water held inside the stone needs time to evaporate. After that, no new damp will form.

How long will my tank be without water during the work?
It depends on tank size and air humidity. A small tank may dry in one day, a large one may need three. We tell you the timeline before we start.

Do I need to close the shop below my tank while the work is done?
No. The shop stays open the whole time. We will not damage anything. Water comes straight from the mains, and the tank dries in the storey above.

The buildings around us are very old. Is dampness from seeping tanks affecting my neighbours too?
Your neighbour's tank and yours are separate. If they are showing damp, their tank is leaking as well. Each tank is dealt with on its own.

Is the coating safe for drinking water we use all year?
Yes. The material is approved for use with drinking water. We test it before we hand the tank over. Water is safe from the first day after testing.

The walls are damp on the outside. Does that affect how the work is done?
Walls damp on the outside dry quickly once we stop the leak from inside. We clean the inside surface first, then coat. Outside dampness does not prevent the work.
